Orchard View is a bespoke oak frame self-build home located within the Webbs Meadow custom build development in Lyonshall, Herefordshire. The project was delivered by homeowners Simon and Karen Jones, who relocated from West Sussex to be closer to family and sought a home that combined modern living with a rural village setting. The oak frame structure and architectural support were provided by STA member Oakwrights.

The property forms part of the wider Webbs Meadow custom build development, which was created to simplify aspects of the self-build process by offering serviced plots with planning permission already in place for oak frame homes. Working with Oakwrights’ architectural team, the homeowners adapted an existing design to create a contemporary home suited to their lifestyle and the orientation of the plot.

The finished home combines traditional oak frame construction with modern energy-efficient systems and open-plan living spaces. The building features exposed oak beams, vaulted ceilings and large glazed openings designed to maximise natural light and views across the surrounding countryside. The structure also incorporates mechanical ventilation with heat recovery (MVHR), underfloor heating and an air source heat pump to support energy efficiency and internal comfort.

The project demonstrates how timber frame and oak frame construction can support flexible self-build design while delivering high levels of thermal performance and construction quality. By combining offsite-manufactured structural elements with bespoke architectural design, developments such as Orchard View highlight the adaptability of timber systems for contemporary self-build housing in both rural and village settings.
